VA home loans
For eligible veterans, active-duty service members and some surviving spouses, a VA-guaranteed loan can be a strong way to buy or refinance a home.
Key features
- Down payment: eligible borrowers may be able to finance without a down payment, depending on entitlement, loan amount and lender requirements.
- No monthly mortgage insurance: VA loans don’t carry monthly mortgage insurance.
- VA funding fee: most borrowers pay a one-time funding fee, which can often be financed. Some borrowers, such as those receiving VA disability compensation, are exempt.
- Primary residence: the home must be your primary residence and meet VA property requirements.
Eligibility
Eligibility is based on your service history and is confirmed with a Certificate of Eligibility (COE). If you don’t have yours yet, we can help request it. Credit and income requirements still apply.
VA refinance options
VA IRRRL: the Interest Rate Reduction Refinance Loan may lower your rate or move you from an adjustable to a fixed rate on an existing VA loan, often with limited documentation.
VA cash-out refinance: eligible homeowners may refinance a VA or non-VA loan and access equity, subject to VA and lender guidelines.
